Terms of Service
Last updated 2026-10-27
These Terms govern your use of Homebase, operated by AIRE. By creating an account, accepting an invitation, or using the service, you agree to them.
1. Who these Terms cover
Homebase is used by three kinds of people, and different parts of these Terms apply to each:
- Property managers and owners ("Customers") who subscribe to Homebase to run maintenance for their buildings.
- Residents invited by a Customer to report issues and follow repairs.
- Vendors who receive job requests from a Customer through Homebase, including through a secure link.
You must be at least 18 and able to form a binding contract. If you use Homebase for a company, you confirm you can bind it.
2. What Homebase does, and does not do
Homebase takes maintenance reports, uses AI to sort them by urgency, contacts approved vendors on a Customer's behalf within limits the Customer sets, tracks each job, and flags patterns across a building. A Customer supervises it from one dashboard.
Homebase is software, not a contractor, property manager, insurer, broker or law firm. Vendors are independent businesses selected and approved by the Customer. AIRE does not perform repairs, guarantee that any vendor will respond, arrive or do good work, or guarantee any response time. The Customer remains responsible for the property, for its vendors, and for its obligations to residents under its leases and applicable law, including habitability and repair duties.
Homebase never moves money. Quotes and invoices are tracked for reference. Payment between a Customer and a vendor happens outside Homebase.
3. AI-generated content
Triage, urgency tiers, vendor ranking, summaries, suggested messages and root-cause alerts are produced in part by AI models. They are estimates and can be wrong, late or incomplete. A built-in safety rule escalates reports that mention gas, smoke, fire and similar dangers, but it is a backstop, not a guarantee that every dangerous situation will be recognized. Customers should review the attention queue and root-cause alerts, and must not rely on Homebase as their only way to learn about or respond to an emergency.
New accounts start in dry-run mode, where the assistant only writes drafts and sends nothing. A Customer who switches to live mode authorizes Homebase to contact residents and vendors and to book jobs within the per-category spend caps and rules the Customer sets, and is responsible for those settings.
4. Accounts
- Keep your login confidential and provide accurate information. You are responsible for activity under your account.
- Tell us promptly at support@investingaire.com if you think your account was used without permission.
- A Customer decides which staff and residents have access and is responsible for inviting only people entitled to it.
5. Customer responsibilities
- Obtain every consent and give every notice the law requires before you add residents or contact them, including consent to text messages (see our text messaging terms) and required notice before a vendor enters a unit.
- Only approve vendors who are properly licensed, insured and permitted to work at your properties, and keep vendor documents current.
- Handle resident personal information lawfully. For resident and vendor data you load into Homebase, you decide why and how it is used and AIRE processes it on your behalf as described in our Privacy Policy.
- Not use Homebase to screen, rank or treat residents or applicants differently because of race, color, religion, sex, familial status, national origin, disability, or any other protected characteristic under the Fair Housing Act or applicable state and local law.
6. Residents and vendors
If you are a resident, you use Homebase because your property manager invited you. Your property manager, not AIRE, is your landlord and decides how your repair request is handled. If you are a vendor, any job request you accept is an agreement between you and the Customer; AIRE is not a party to it and does not employ you or pay you.
7. Acceptable use
You agree not to:
- use the service for anything unlawful, or to harass, threaten or discriminate against anyone;
- submit false emergency reports or knowingly false information;
- upload content you do not have the right to share, or content that is unlawful or contains malware;
- attempt to access another person's data, probe or bypass access controls or rate limits, or reverse-engineer the service;
- send spam through the service or use it to contact people who have not agreed to hear from you;
- interfere with or overload the service.
8. Plans and billing
Customers pay a flat monthly plan based on the number of units, shown on the Billing page before you subscribe. Plans renew until cancelled; you can cancel any time and the plan ends at the end of the paid period. Fees already paid are not refunded except where the law requires it or we say otherwise in writing. We give at least 30 days' notice before changing a price. Residents and vendors are not charged by Homebase. Taxes, where they apply, are added to the price. If billing is not yet switched on for your account, the plan shown is informational and nothing is charged.
9. Your content
You keep ownership of what you submit, including reports, photos, video, messages and uploaded documents. You give AIRE a limited license to host, process, display and transmit it to run the service for you, including by sending it to the providers listed in our Privacy Policy. We do not use it to train AI models.
10. Our intellectual property
The software, design and branding of Homebase belong to AIRE or its licensors. We grant you a limited, non-exclusive, non-transferable right to use the service for its intended purpose.
11. Third-party services
The service relies on third parties for hosting, AI, text messaging, email and vendor listings. We are not responsible for outages or delays in a third party's network, including a carrier failing to deliver a text message.
12. Disclaimers
The service is provided "as is" and "as available" without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that the service will be uninterrupted or error-free, that any AI output will be accurate, or that any report will be triaged, noticed or acted on within any particular time.
13. Limitation of liability
To the maximum extent permitted by law, AIRE and its officers, employees and providers are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, property damage, personal injury or other loss arising from repairs, vendor work, delayed or missed responses, or reliance on AI output. Our total liability for any claim is limited to the greater of $100 or the amount you paid us in the 12 months before the claim.
Some places do not allow certain limits, so parts of this section may not apply to you. Nothing here limits liability that cannot be limited by law.
14. Indemnification
You agree to defend and hold AIRE harmless from claims and costs arising from your misuse of the service, your violation of these Terms or the law, or content you submit. This applies to Customers for their residents, vendors and properties.
15. Suspension and termination
You can stop using Homebase at any time. A Customer can cancel the account in Settings or by emailing us. We may suspend or end access for violation of these Terms, non-payment, or to protect people or the service. After termination we handle data as described in the Privacy Policy.
16. Governing law and disputes
These Terms are governed by the laws of the State of California, without regard to conflict-of-law rules. Please email support@investingaire.com first so we can try to resolve a problem informally. Disputes not resolved that way go to the state and federal courts located in California, and each party consents to their jurisdiction.
17. Changes
We may update these Terms. For material changes we will change the date above and give at least 30 days' notice by email or in the app, except where a change is required by law or needed to address a security or abuse issue. Using Homebase after a change takes effect means you accept it.
